2) Project Investor. Accredited Investors can also participate directly in large-scale projects on a profit-sharing basis per project. Projects are acquired at a deep discount, often directly from city, state or municipal government partners, and the company completes the renovation or development before reselling at a higher market value. Investors may also direct their profits in a project go to charity.
3) Credit-Investor. Using only credit (680 or higher FICO score and $60,000 household income) and no cash, participants can invest in affordable real estate as sole owners. City Capital handles all of the details including research, acquisition, repairs, and property management. The company guarantees the mortgage payments for the first full year for any month the property is vacant. The client keeps 100% of all rental and resale profits.
